The “Time for a Flat” Programme

If you are planning to buy a flat this year, you can use the “Time for a Flat” programme, which we have prepared specifically for you. You gain a price guarantee and time to check and confirm the financing. After implementation of the “Safe Loan 2%”government program, you can submit an application and increase your chances of receiving a subsidy.

There are only five steps to obtain your dream flat.

Time to choose – you choose a flat and we guarantee that the price will not change.

Currently, nearly half as many flats as in the previous year are being built in Poland. The available housing options will become limited over time. When demand recovers and the clients will be willing to spend their money, finding a flat that meets your expectations could be much more difficult. Unfortunately, the housing deficit will also have an impact on the prices. When you decide to buy a flat quickly, you won’t put yourself at these risks. Your base price will not increase anymore.

Time to finish – think about which package to choose.

Finishing the flat is possible for an additional fee thanks to our ATAL Design programme. You can choose from a wide selection of materials, you receive the care of our designers, and the work will be carried out by a proven team, which you do not have to oversee. At this stage, consider if it would not be more convenient for you to use the option of buying a finished flat. You will then receive a flat ready for furnishing.

Time for a contract – you sign a contract without risks – you pay 20% of the price.

Once the flat is selected and the terms of purchase and the price are set, you can proceed to sign a development contract. At this stage, you are obliged to pay only 20% of the value of the flat. Until the end of September 2023, withdrawal from the contract due to lack of financing will not involve any penalties!

Time for financing – the deadline to obtain financing expires at the end of September 2023 and the possibility of taking advantage of the “Safe Loan 2%” government program.

We will return to the payment of the next tranche in September 2023. That is a lot of time for checking the possibility to obtain financing. There are many indications that the situation of borrowers will gradually improve. Interest rate reductions, less rigorous creditworthiness calculations (Recommendation S) and the implementation of a programme supporting the purchase of the first flat are expected. In addition, you can postpone the instalment payments that you would have made during the period from choosing a flat to September 2023 and use the accumulated funds to repay the second tranche.

Time to decide – it's September and… you know what comes next.

There are two options. The positive one assumes that you have obtained funding and move on, getting closer to having your own flat. There are no surprises, indexations, or similar issues, because you know the price and conditions from the beginning. However, if things do not go your way, in accordance with the contract, you have the right to withdraw from it without contractual penalties. The flat you have booked will return to the public pool.


The programme applies only to projects indicated in the terms and conditions. The amount of the 2nd instalment (September) for the flat depends on the investment and its progress.
